Who and what is the LTCA?
The Lake Toxaway Community Association (“LTCA” or “the Association”) is a North Carolina nonprofit corporation, organized specifically for the Lake Toxaway Estates residents and governed by the Bylaws and other pertinent documents of the Association in accordance with the North Carolina Planned Community Act.
Lake Toxaway Community Association has been awarded North Carolina Community Association of the Year by the Community Associations Institute (“CAI”). This honor is awarded each year to the community that best exemplifies the community aspects of the association through its board of directors, volunteers and homeowners. Nominees were judged on activities, events and improvements during the past twelve months that demonstrate successful problem solving, homeowner education, and participation within the local community.
The LTCA office is managed and staffed by employees of IPM. IPM has been providing seamless community association management services for destination communities for over 20 years. Experience has taught that the community you call home is a destination, a place where you hope to spend quiet times with family and friends. Your community has a unique story to be told—one that must be preserved through every detail of community management. IPM’s management of destination communities includes Accounting, Finance/Administration, Maintenance, Governance, Community Relations and Architectural Review Administration.
Do I have to be a member of the LTCA?
Membership in the LTCA is defined as per Bylaws Article 2, section 2.1, which states:
Membership is obtained in the following manner: (a) by the covenant or deed when the property is/was purchased; (b) by the Owner recording his property for membership by filing a “Statement of Consent of Required Membership” in the Public Records of Transylvania County; or (c) by paying all current dues, fees, and assessments when billed.
The Board of Directors, however, has allowed for certain other types of benefits to be available to those who do not wish to be members of the Association, but who do participate in the maintenance and upkeep of the common areas within the Estate. These owners are referred to as “Maintenance Fee owners”.
Each owner type (Member, Lake/Roads Maintenance Fee owner, Lake Maintenance Fee owner) is guaranteed certain benefits from their participation with the LTCA. Explanation of each benefit type is noted herein for your review.

LTCA Membership Benefits
- Use of Lake (per Bylaws Article 3, section 3.1)
- Use of LTCA Roads
- 24/7 Security Patrol with additional home checks upon request
- Use of LTCA common areas (such as the Pavilion, the Meadow , admission to Music on Mountain events monthly May thru October)
- Directory listing (membership noted by an asterisk) with one free copy per home or lot owned
- Email blasts (newsletter) twice/month and on other pertinent occasions
- LT Country Club membership requires their members to be Members in Good Standing with the LTCA. Only those residents who pay the full assessment amount due for each FY are considered to be LTCA Members in Good Standing.
- Participation in the LTCA Annual Meeting and the right to vote on the budget, board elections and other items that are presented to the membership
- LTCA website access with protected User Name and Password
- Access to password-protected owner account information via the management software for the Association
- Bulk purchasing rates for propane gas through local vendor. Check with your LTCA office for other locally offered discounts to LTCA members.

Management
The Fiscal Year is August 1 through July 31.
The LTCA Annual Meeting of members is held in July, at which time directors are elected for the ensuring year.
The LTCA is professionally managed by IPM Corporation of Brevard, Inc. with an on-site office located at 16807 Rosman Highway, Lake Toxaway, NC 28747.
